34-new homes for Belvoir Road estate

A BUILDING company has Cleethorpes in its sights with plans for a 34-house development.

Developers Cyden Homes has submitted plans for the resort, which will see the homes built on two-and-a-half acres of land off Cottesmore Road, on the Belvoir Road estate off Taylors Avenue.

Dave Logan, of Cyden Homes, said: “We have made a planning application to North East Lincolnshire Council for a development of 34 mixed homes.

“They will range in size from two, three and four-bedroomed properties.

“It is part of an agreement to purchase the land from the council, subject to us getting planning permission.

“However, it’s early days, with the plans having just being submitted."

“The look of the houses is what I’d describe as Lincolnshire architecture, very cottagey.” The layout of the roads will also have an informal feel rather than adhering to a strict grid system.

Mr Logan added that the development, should it be approved, will take advantage of some of the last remaining prime land allocated for residential purposes in the resort.

“There aren’t that many sites of this sort of quality in Cleethorpes which the council has directed for development,” he said.

He added if all goes ahead, it won not be long before the first occupier arrived.

“We expect to find out in the middle of May if the plans have been accepted.The contractors would be in shortly afterwards, and the first occupants could be settling in within a year.”

The infrastructure would cost around £400,000 but the developers could not provide a final figure for the cost of building the houses.

The homes will carry an expected price tag between £120,000 and £250,000.

He added the current state of the market would not halt demand for housing, nor companies working to meet that demand: “It’s quiet at the moment but there are still people wanting to buy,” he said.

Cyden Homes, the next generation building on Chartdale Homes family reputation


A new generation of a highly regarded Grimsby house-building family has emerged with a new company.

Simon Dyson is heading up Cyden Homes, where the first sales have recently been completed as several contemporary schemes are now realised across northern Lincolnshire.

Formerly joint managing director of Chartdale Homes, which was founded by his father Geoff, Mr Dyson has brought together no fewer than nine former colleagues as he looks to build on the family ethics and fundamental beliefs of quality design and build that were instilled in the previous business.

Mr Dyson said: "It is a very exciting opportunity for me to branch out and make Cyden something unique.

"Chartdale Homes gave me a fantastic understanding of the industry, and a large proportion of people have come with me, and they have vast amounts of experience."

Joining him at a new base at Manor Farm Offices, in Laceby, are David Logan, previously technical director at Chartdale Homes for 27 years, Simon Capps, who was financial director at Heneage Road for 20 years, Nic Storrer, previously technical manager for 18 years, Sarah Powton, who served as company secretary for 20 years, sister and sales manager Lara Dyson, sales negotiators Kathy Stone and Lynne Dawes and site managers Rick Siddle and Nigel Daft.

Underlining his vision, Mr Dyson said: "We work hard to understand our customers' needs. We aim to design and build quality homes in desirable locations, while delivering exceptional levels of value for money and customer service.

"We create living space by using contemporary internal designs which reflects our customers modern lifestyles."

Seven sites are now being progressed, building new one, two, three, four and five-bedroom homes and two, three and four-bedroom barn conversions at Stallingborough, Great Coates, Scartho, Wrawby and Barton.

Mr Dyson said: "It is a family business, as Chartdale was."

"We are a large family, and the fact that we have everyone here, that spirit seems to have carried on."

Mr Dyson began work on Cyden Homes in the months after Chartdale was purchased by Galliford Try in 2006.

He had joined the firm 14 years ago as a site manager while studying construction at university.

Cyden's first builds began in 2007 and first completions came through at the end of last year.

"It is exciting to get to this stage where you can start to have customers involved," he said. "The launch of the showhouses has given us a fantastic opportunity to demonstrate the quality of the design and the specifications that we build to."

And the support of those the family has worked with for so long is a major boost. "It is always difficult to start a new company, but we are surrounded by people with years of experience.

"We are in a good position, and although the market is not great, there are still some people out there interested in purchasing new homes."

A showhome is now open at Pelham Heights, Scartho Top, and a second will open at Saxon Fields, Stallingborough, in the coming months.

Of the new beginning, Mr Capps said: "We're all really excited about the challenge - as instilled in us all from our Chartdale days - of achieving the highest standard of build quality and specification in our new homes while still offering our customers exceptional value for money."
