Cyden Homes sees improvement in the housing market

Cyden Homes sees improvement in the housing market

Following the raft of positive reports about the state of the UK housing market, one of the area’s largest local new home builders, Cyden Homes, have also reported a noticeable increase in activity over the last 3 months.

The launch of the Government-supported Help to Buy scheme is available on all of the Cyden Homes developments and over the last 3 months, some 40% of new reservations have taken up the scheme.

“Whilst there has been some criticism of the scheme, “said Peter Bond, Sales Director for Cyden Homes,” we have to remember that activity levels are only 10-15% ahead of this time last year and have still nowhere near recovered to the peak of 2007 so a price bubble is not likely as yet”

The upturn has allowed family-run and Laceby-based Cyden Homes to commit to building more private and affordable homes this year than ever before in its 6 year history and this will bring both a supply of additional homes for the higher demand in the market
and give confidence and security of employment for its staff, sub-contractors and suppliers.

This upturn has been caused not only by the launch of Help to Buy but by the ever-increasing quality of Cyden Homes which was recognised this year in the LABC Regional Quality awards where Cyden Homes won 4 major accolades.

“Home-buyers in Grimsby have been quick to understand the benefits of the scheme although a lot of people had thought that it was only available to first time buyers” said Peter,”but the fact is that most people qualify for the scheme and we’ve had almost as many second-time buyers with low equity purchasing 4 bedroom homes under this scheme as we’ve had first time buyers taking it up.”

Help to Buy means that anyone that qualifies for the scheme can purchase 100% of the home for 80% of the price with only a 5% deposit. The scheme is only available on new-build homes and the government-held 20% is interest-free for the first 5 years.
Award-winning Cyden Homes are currently offering a wide range of 3, 4 and 5 bedroom homes in Stallingborough, Scartho, Grimsby and Cleethorpes from £154950 to £289950 and are soon to launch “The Grange in the Woods” in New Waltham, an exclusive development of just 20 homes set between mature woodland and a village green.

Buying your new Cyden Homes has never been easier with HELP TO BUY scheme

The Government’s Help to Buy scheme brings out new buyers for Cyden Homes

Following the announcement in the Chancellor’s Budget of the launch of the Help to Buy scheme for the new homes industry, Cyden Homes have been inundated with enquiries across their developments.

The Help to Buy scheme enables qualifying applicants with no more than a 5% deposit, the opportunity to buy a brand-new home for just 80% of the price, no matter whether they’ve got a house to sell or not.

“We’ve seen a huge increase in enquiries from both first time buyers and people with houses to sell who can immediately see the benefits of this scheme in being able to buy a larger property than they previously thought possible” said Peter Bond, Sales Director for Cyden Homes.

“This is clearly just the impetus the housing market needed. The Government has recognised that previous schemes were only really helping first times buyers whereas the people with houses to sell may have seen their equity depleted over the last few years and were locked into properties too small for them and with only a small deposit to use to buy again. These people now see that if they can at least put together a 5% deposit, they now have the chance to move to something bigger and better”

The details of the scheme can be found on the Government’s website at homesandcommunities.co.uk or by visiting cydenhomes.co.uk

Award Winning QUALITY New Homes Company - recognised for its quality for the five year

AWARD-WINNING STAFF CREATE AWARD-WINNING HOMES

Family-run, Laceby-based developers Cyden Homes have broken all records with 4 quality awards at the regional 2013 LABC Building Awards held at the Cedar Pines Hotel in Scunthorpe.

Not only is this the fifth year running that Cyden Homes have been recognised for the high quality of their staff and homes but receiving 4 awards on the night was both a record for Cyden Homes and more than any other development company in the region.

“These accolades are testament to our principles that by employing high quality staff who have a desire to produce the very best homes, we will be recognised by both the industry and our customers as builders of the very best homes” said Simon Dyson, Managing Director of Cyden Homes. “Whilst this recognition is important to us, what is more important to us is that over the last 12 months, 100% of our occupiers would recommend us to their friends and family or would buy another Cyden home”

Rick Siddle (42) from Scartho won the supreme award for Best Site Management at Springfield Meadows in Scartho and now goes forward to the national finals later this year. Springfield Meadows is one of Cyden Homes’ most successful and popular developments proving that quality brings its own rewards.

Simon Scarbrow (49) from Lincoln, a previous winner with of this award, was Highly Commended in the same category where 2 out of the 3 nominations were for Cyden Homes staff. Simon is currently working at East in Finningley near Doncaster but is well-known to Cyden purchaser’s in the Cleethorpes area where he won his previous award.

Gloria Way in Wyber’s Wood was Highly Commended in the Best Small Development category. Gloria Way comprised four detached homes within an existing residential area which were designed to blend in within the existing street scene whilst causing as little disruption to the neighbours as possible.

Finally Springfield Meadows in Scartho won the supreme award for Best Affordable development for its work carried out with the Shoreline Housing Association in the early part of this development.

“Unfortunately, the word “quality” is often an over-used word in our industry” said Simon Dyson, “but these awards recognise the
true quality of the homes that we build and the quality of the people who build them. Equally, no one person can create this quality alone and each of these Site Managers would be the first to thank the whole of the team behind them”

Cyden Homes are currently building 2, 3, 4 and 5 bedroom homes from £124950 to £289950 in Cleethorpes, Stallingborough, Scartho, Scartho Top, Wrawby and Finningley. Contact the Cyden Homes Head Office on 01472 278002 or visit cydenhomes.co.uk for more information about these award-winning homes.
